POSITION SUMMARY
The primary function of this position is to provide support and assistance to the Credit Union for the processing of Real Estate loan products from origination through scheduling closing. This position requires an in-depth knowledge of all Real Estate functions to ensure that all processes and procedures are adhered to, and a high level of accuracy is maintained. In addition, ensuring superior service is delivered to both internal and external members by consistently exhibiting Universal Behaviors.
ESSENTIAL JOB FUNCTIONS
- Processes escrowed and non-escrowed real estate loans for owner occupied residences and second homes.
- Ensures TRID compliance by issuing required application disclosures within regulatory time frames.
- Works with member to gather and review required loan documentation including but not limited to; signed disclosures, paid tax information and proof of insurance to ensure compliance with underwriting policy and procedures.
- Searches government, school, and municipality websites to obtain necessary tax bills and receipts.
- Analyze tax and insurance invoices to ensure the proper funding of escrow at closing.
- Reviews each file for compliance with Ability to Repay requirements and obtains verification of income as needed. Proficiency in understanding various forms of income statements such as pay stubs, W2s, and tax returns is essential.
- Verifies that income documentation matches application and makes determination on how to proceed if further support is needed.
- Responsible for continuous clear and professional communication with internal and external members, legal counsel, financial institutions, tax authorities, title company, appraisers and insurance companies to update with status or resolve outstanding issues as necessary.
- Reviews full property appraisal, property title search, and flood certification to confirm collateral meets credit union requirements. Has decision making authority to determine what further documentation is required to continue with loan application.
- Effectively manage pipeline to ensure timely processing of loan file while maintaining clear and concise loan notation for transparent loan status.
- Works closely with Real Estate Closing Coordinators to ensure thorough communication and seamless transition, to achieve a positive member experience.
- Works closely with Underwriting department to clear all applicable conditions and verify loan meets all credit union underwriting guidelines.
- Works closely with internal departments to facilitate funding and to confirm loan documents are completed accurately including TRID disclosures and HMDA information.
- Stays current on credit union policy and procedures, state and federal regulations and consumer protection laws (RESPA, Fair Credit Reporting Act, Fair Housing Act, Reg B, Reg C, Truth in Lending, and Reg Z).
- Assists in ensuring internal and portal procedures are up to date.
- Cross-sells all credit union products and services as necessary.
- Supports other functions within the Loan Operations Department as needed and performs other duties as assigned.
- Updates the Loan Operations management on developments or issues with loan processing or servicing.
- Required to participate in First Source Federal Credit Union events as well as designated Community events.
- Required to attend or participate in necessary compliance training, including but not limited to Bank Secrecy, OFAC, and Privacy.
- Required to attend training sessions as appropriate.
- Required to travel as needed.

QUALIFICATIONS, SKILLS AND EXPERIENCE
- High School or equivalent plus 1-3 years’ work experience or related business degree.
- Strong communication and interpersonal skills
- Demonstrates proficient computer skills with a high level of computer literacy
- Strong Attention to detail
- Ability to perform well and keep up responsibilities in a high volume, fast paced working environment.
- Ability to work Saturdays
